6 SIMPLE MAINTENANCE CHECKS EVERY LANDLORD SHOULD DO BEFORE SUMMER

As a landlord, keeping on top of property maintenance isn’t just about keeping tenants happy — it’s also one of the simplest ways to protect your investment and avoid unexpected, expensive repairs later. With summer approaching, now is the perfect time to carry out a few essential checks and preventative tasks to ensure your rental remains in good condition throughout the warmer months.

Here’s a practical maintenance checklist to help you stay ahead.

1. Check Roofs and Guttering

After a long, wet winter, it’s wise to inspect the roof for any loose or missing tiles that could lead to leaks. Damaged flashing or cracked chimney stacks are also worth keeping an eye on. Blocked or overflowing guttering can cause water to back up and damage walls or foundations, so make sure these are cleared of leaves, moss, and other debris. If your property has any flat roofs, ensure there’s no pooling water or signs of deterioration.

2. Service Boilers and Check Heating Systems

While the central heating might not be in use over the summer, it’s a good time to book a boiler service. Regular maintenance can extend the lifespan of your boiler and catch any minor faults before they turn into costly breakdowns in the colder months. Bleeding radiators and checking for any visible pipe leaks is also a good habit.

3. Tend to Outdoor Spaces

Gardens, patios, and shared outdoor areas often need a bit of attention after winter. Overgrown plants, broken fences, and cracked paving can not only look untidy but may also pose safety risks. A tidy, well-kept outdoor space is always more appealing to tenants, particularly in summer, when it’s used more frequently.

4. Inspect for Signs of Damp and Mould

Although more common in winter, damp and mould can still be an issue in summer, especially in older properties. Check for peeling paint, musty smells, or black spots on walls and ceilings. Make sure extractor fans in kitchens and bathrooms are working properly and encourage tenants to keep the property well-ventilated.

5. Test Smoke and Carbon Monoxide Alarms

By law, smoke alarms must be fitted on every storey of a rental property, and carbon monoxide alarms must be in rooms with a solid fuel-burning appliance. These should be tested regularly — summer is an ideal time to check they’re working and replace any worn batteries if needed.

6. Review External Paintwork and Woodwork

Painted window frames, doors, and sheds can quickly deteriorate in poor weather. Repainting or treating external woodwork before summer protects against both moisture and sun damage, and it helps maintain the kerb appeal of your property.
