Colchester Lettings Manager Brian Purvis gives his top tips for landlords starting out, or considering a new investment. I am often approached by landlords who are looking to extend their rental portfolio or, following the end of a tenancy, wish to revamp their property ready for the next occupants. This is a part of the job I really enjoy as it gives us the chance to demonstrate the benefit to our landlords of using an agent. Our advice extends to advising on where to purchase a property or the best way to maximise return on investment relative to the location. The lettings market changes quickly. Rental values (especially lately) have risen noticeably and so many landlords may be unaware of the revised rental value of their property. As Letting Agents, we are best placed to advise on rental rates and what tenants are looking for. Here are my main tips for successfully letting your property: Keep it clean The best advice I can give is for landlords to provide a clean, uncluttered property and this advice has remained the same throughout Life hacks all my years in the industry. A tidy property will let quickly, and the level of cleanliness will set the standard for the rest of the tenancy. A thorough deep clean of a property before the commencement of the tenancy is always a wise move whether the property has been completely refurbished or simply redecorated. Finish the job All homes will have elements of wear and tear over time and so it is vital at the start of a tenancy to complete any outstanding DIY tasks. These can be as simple as replacing drawer handles or taking the opportunity of the break between tenancies to carry out redecoration works. Landlords should ‘take a step back’ and objectively review their property to compile a list of remedial items to be completed before letting. TO LET
